Hidden water damage 

Water damage can come from many different sources: leaking roofs, plumbing, etc. Sometimes, they are readily seen by the naked eye but often they are hidden behind walls until significantly more damage causes them to be revealed!  

On a recent inspection, I noticed a small amount of water near the ice-maker water valve that is situated directly behind the refrigerator. It was just a small amount; a matter of drops actually. I snapped a picture of the area and then tested it with a moisture detector. Sure enough, sheetrock and the surfaces surrounding the valve indicated water was present. Next, I took out the FLIR Infrared Camera and, as you can see, verified it; moisture behind the wall. This was a hidden problem that my client could now address with the seller before closing.

It's important to enlist the services of a competent Birmingham Home Inspector who is properly equipped and educated. Without the proper tools, this could have easily gone unseen.
