CHINESE SHEETROCK
Recently, both realtors and customers have expressed concerns over builder's use of what is known as "Chinese sheetrock", "Chinese drywall" or "toxic drywall" in some residential construction. While there are varying opinions, this product is estimated to have been used from 2003-2007 with a large percentage of its importation taking place in 2006. It is estimated that as many as 400,000 homes may be affected with a large number of those homes being in Florida, Alabama, Mississippi and Louisiana. The use of this product began post-Katrina when domestic supplies of drywall were strained by demand and builders began looking elsewhere for available and sometimes cheaper alternatives.
Beware of any home inspector claiming to be "certified" in Chinese sheetrock inspection without first asking to see his/her credentials. Home inspectors should be able to provide you with proof of his/her education specific to this building material. Currently there are no accepted national or State of Alabama certifications or licensing for such inspections however there are protocols being developed as an outgrowth of the widespread impact this material is having in the state of Florida. Secondly, insist that the home inspector provide you with proof that he/she has Errors & Ommissions coverage specific to toxic drywall in the event its presence is overlooked. Your home insurance policy will generally exclude it from coverage as it is considered a pollutant, home warranty products also exclude it as a covered loss and seeking relief from builders or the Chinese manufacturers is, at the very least, extremely problematic. That having been said, always protect your legal rights. If you have suffered a loss, seek the advice of a competent attorney who is familiar with this product and the various forms of relief that may be available. We are not affiliated with any legal firm but approach this from a perspective of "what would I do if this happened to me or a member of my family?".
Physical testing for the presence of Chinese sheetrock is expensive and is destructive by its very nature.Because it is possible that only a portion of the home is affected, the only way to be sure that it is not present is to test every panel of drywall in the home. Sampling involves removing a section of the sheetrock (usually a 3" x 3" or 5" x 5" section), maintaining a chain of custody and sending it to a lab for independent verification. Testing can run into the thousands of dollars and, by some estimates, remediation could cost as much as 33% of the cost of the residence. Fortunately, this toxic material usually gives visual indications of its use by damaging and discoloring air conditioning coils, bare copper wires, etc.
Oftentimes, as in the case of litigation, there is a need for the Chinese Sheetrock manufacturer to be identified. Mixson Home Inspections, LLC can make use of the latest digital technology manufactured by Ridgid Tools. The Ridgid "MicroExplorer" (pictured below) is a powerful resource that can be employed to capture images of the manufacturer's name and country of origin. This is an invasive procedure that will require that a 1/2 inch hole to be drilled into the panel in question. From there the tool uses an LED lighted cable with mounted camera to create digital images and or AVI video.

Think this product is limited to new construction? It's not. Homes that have been remodeled or even those which may have incurred storm damage in which interior walls were replaced could also be affected.
